GENERAL CONSTRUCTION STANDARDS
Standard features shown below, but interiors can be modified.

Green Building Features - Low emission finishes, water and energy conserving appliances and fixtures, renewable materials and sustainable landscaping.  Contact us to get a detailed list of Woodsong’s standard green features based on the certifications below.

Certifications

Exterior

  1. Foundation - Sealed crawl space on block
  2. Walls - Lapped fibercement board
  3. Roof - Primary roof-metal or fiberglass shingles.  Porch roofs-metal

Interior

  1. Floors- Living, dining and kitchen-hardwood. Bathrooms, laundry and utility rooms-tile. Bedrooms-carpet
  2. Walls-painted drywall
  3. Ceiling-smooth, painted drywall
  4. Trim-Crown molding and tall baseboards

Appliances- Refrigerator, dishwasher, stove/oven and microwave

Landscaping- Landscapes emphasize preservation of existing plant material first, transplanting second and new plantings last.  Natural ground cover with drought-tolerant plants adaptable for rain gardens are encouraged. Courtyard gardens may be added onto the basic landscape.  Our yards and gardens are small and respond to the desire for many residents to “tend” their places. However, if you want little or no maintenance, the association contractor is conveniently available to assist you to whatever level you desire.

PRICING
The prices are based on the General Construction Standards described above.

Preliminary Price - Preliminary prices are useful for estimating the total cost range for a home, accessory building (garage, carport, etc.) and homesite. This enables you to consider plan sizes, accessory building types and homesites that are consistent with your financial goals.  Accessory buildings are detached and optional and can be built whenever desired. See our For Sale page for selected plans that have pre-construction preliminary prices. If the plan you like is not one of those pre-priced, then let us know and we can estimate your plan for you. This process provides confidence for decision-making whether you are buying a homesite to build on now or later.

Formal Proposal - Once a specific combination of plan, accessory building and homesite has been selected, a formal proposal will be provided to you by the builder with more specifics on price and materials.

Construction Contract - The final step with the builder is a construction contract which contains detailed specifications and allowances for each component of your custom home and a firm price.
